What a general contractor does for you
A renovation touches many trades: framing, plumbing, electrical, HVAC, insulation, drywall, tile, flooring, cabinets, paint and trim. Each depends on the one before it. The general contractor’s job is to price the whole project, pull permits, schedule each trade in the right order, keep inspections on track and make sure the finished work meets the plan and the code.
We have built a strong subcontractor base for framing, tile, flooring, carpet, insulation, drywall and paint over years in local construction and restoration. We use people we have worked with, not whoever is available that week.
Projects we take on
- Whole-home and multi-room renovations, including fix-and-flip and pre-sale renovations.
- Additions and added bedrooms.
- Kitchen, bath and basement projects combined into one schedule.
- Condo renovations under HOA rules.
- Rental and second-home updates between seasons.
- Custom building projects, by discussion.
We recently completed a fully permitted renovation of a home in Edwards, adding rooms and bringing the house up to current code.
Fast answers and clear estimates
The most common complaint about contractors is not hearing back. We aim to turn estimates around quickly, explain what is and is not included, and keep you updated through the job. If something unexpected shows up behind a wall, you hear about it the same day, with options and prices before we proceed.

How our home renovation & general contracting process works
Site visit
We walk the space with you, take measurements and photos, and ask what you want the finished project to do for you.
Written estimate
You get a line-item estimate with what is included, what is not, and the decisions still open. We aim to turn it around fast.
Permits and ordering
We submit permits and HOA applications and order long-lead materials before demolition so the job does not stall.
Build and updates
Our crew and trade partners do the work in the right order. You get an update every working day, and written change orders before anything extra happens.
Walkthrough and sign-off
Final inspection, a walkthrough with you, and every punch-list item finished. The job is done when you say it is done.

What affects the price
Every estimate is written and itemized. These are the factors that move the number most. For contract types and how to compare bids, see how remodel pricing works.
| Factor | Why it matters |
|---|---|
| Scope | Number of rooms and trades involved. |
| Structural work | Removing walls, beams and engineering. |
| Finish level | Cabinetry, tile, fixtures and trim selections. |
| Hidden conditions | Code corrections and damage found during demolition. |

Frequently asked questions
Do I need a general contractor for my renovation?
If the project involves more than one trade, structural changes or permits, a general contractor saves time and reduces risk by coordinating trades, inspections and code compliance. For a single small job, you may not need one.
Are you licensed and insured?
Reed Home Solutions is insured, and owner Jace Reed is certified to pull building permits. Contractor licensing in Colorado is handled by individual towns and counties; we register where each project requires and can provide proof of insurance on request.
Do you do custom homes?
Our focus is remodels and renovations. We can take on custom building projects, and we are happy to talk through yours.
How quickly can I get an estimate?
Fast estimates are a priority. After a site visit, we aim to deliver a written estimate quickly, and sooner for simple projects. Call to schedule a visit.
Who is a good general contractor in the Vail Valley?
Look for someone who answers the phone, gives written line-item estimates, pulls permits, is insured and can show completed work. Reed Home Solutions is a Gypsum-based general contractor serving Eagle County and nearby mountain towns.
